MEMO <br /> Date: October 2, 1998 <br /> To: Planning and Zoning <br /> From: Paul Palzer, Public Works Director/Building Official <br /> Re: Center Villa Plan Review <br /> ***************************************** * * * * * * * * * * * * * * * * * * * * * * * * * * * * * ** <br /> I have reviewed the preliminary plans for Center Villa and have the following comments: <br /> 1. The current floodway and floodplain are not identified on the plans. According to the <br /> FEMA map, the current building and lot are in the floodway and would require at a <br /> minimum a "Letter of Map Amendment" showing the building is out of the floodway. <br /> 2. The existing watermain from the north on Brian Drive is a 10" main. This main should <br /> be extended as a 10" main out to 20th Ave. and connected to the new 12" main. <br /> 3. The watermain used in town is PVC, not DIP ( ductile iron pipe). <br /> 4. A variance will have to be granted for the butt lots on the plan. <br /> 5. A Rice Creek Watershed permit is required prior to approval. <br /> 6. The Plan does not show the continuation of the sidewalk from Brian Drive and Eagle <br /> Tn1. <br /> 7. The plan should show the existing floor elevations of the existing buildings. <br /> 8. Lot 12 Block 2 appears to have a elevation approaching 10% slope for the driveway <br /> for its Length. <br /> 9. The street design needs to show the drain tile in the sand. <br /> 10. The lots on the cul -de -sacs have less than 100 feet of width at the house setback line. <br /> 11. The minimum rear yard setback is 25 feet, not 35 feet as detailed on the plans. <br />
