Peterson • <br /> DATE: October 2, 1998 <br /> SUBJECT: Center Villa <br /> Preliminary Plat, Grading and Utility Plan Review <br /> BRA File No, 616 - 98410 <br /> I have the following comments and revisions regarding the plat: <br /> 1) Move C.13.5 6 -feet south, so pipe from C.B. 5 to C.B. 3 stays within right -of- <br /> way. <br /> 2) Show defined emergency overflow awale between lots 17 -18, from the low point <br /> catch basins to the pond. Set E.O.P. at elevation 906.5. <br /> • <br /> 3) The 4 -foot high earthen berm east of the house pad for Lot 13 will not have much <br /> effect on screening the business to the east. May want to consider a fence at the <br /> back lot line instead. <br /> 4) The Comprehensive Water Main Plan shows existing 10 -inch main on Brian <br /> Drive. Show new 10 -inch main on Brian Drive and along Eagle Trial. Extend <br /> ID -inch main from Eagle Trail to CR. 54 (20 Ave. S.). Connect the 10 -inch <br /> main to the existing 12 -inch main on 20 Avenue. <br /> 5) A wider easement will be necessary on the east side of the north side of Lot 12 to <br /> accommodate a water main and storm sewer. <br /> 6) Confirm that no filling is taking place within the floodway.
