D, Little Canada, WC 551 t 7 <br /> • <br /> phone (651) 766.0112 fax (651) 766 -0612 <br /> March 25, 1999 <br /> City of Centerville <br /> 1880 Main Street <br /> Centerville, MN 55038 <br /> RE: Preliminary Plat of Deer Pass <br /> City Staff: <br /> In accordance with City of Centerville Ordinance No. 55.03 -1 we have prepared the following <br /> statements to describe the proposed Planned Unit Development (PUD) of DEER PASS. <br /> 1) The proposed PUD is situated on the East Half of the South Half of the Northeast Quarter of <br /> the Southeast Quarter of Section 14, Township 31, Range 22. The site is approximately 10 <br /> acres of land is located along C.S.A.H. No. 21 (20` Avenue North) about 1 mile north of <br /> Main Street. Site is gently sloping from 20 Avenue to the west where the property intersects <br /> DNR protected wetland No. 545W. <br /> The development is designed to protect the DNR wetland while providing adequate <br /> conditions for a 15 unit single family development. The site falls within the city zoning <br /> policies and is in compliance with the comprehensive plan. The target market for this <br /> development will be single family residence with a minimum value of $150,000.. Market <br /> demand for this type of housing product is very high. <br /> 2) The request for PUD is being presented to allow for reduced setbacks and several exceptions <br /> to the R -5 lot size and width requirements. This will allow for an orderly layout while taking <br /> the unique environmental features (namely DNR wetland 545W) presented by this site into <br /> consideration. <br /> 3) The land proposed in this PUD is currently owned by: R & R Leasing, Inc., P.O. Box 324, <br /> Hugo, MN 55038. There are two Property Identification Numbers for this parcel: 14- 31 -22- <br /> 41 -0005 and 14- 31 -22 -41 -0006. A list of property owners within 500 feet of this parcel is <br /> attached. <br /> 4) This development will consist of one phase. Platting and construction will proceed <br /> immediately upon approval of the PUD and we anticipate that grading, utilities and street <br /> will be finished within 6 months. <br /> 5) Preliminary plat, utility and grading, drainage and erosion control plans have been submitted <br /> with this letter and should be referred to for graphic depiction of PUD specifics. <br />
