C) We feel our cul -de -sac and subdivision design will serve several purposes: a) provide a <br /> neighborhood feel and environment in with R -5 zoning, b) provides limited <br /> access onto 20 Avenue North (C.S.A.H. 21) with desirable site distances and low traffic <br /> flows allowing for safe access onto the county road, c) a confined development which <br /> will transition from R -2 to R -5 zoning. <br /> D) As a low traffic cul -de -sac we do not feel sidewalks are necessary for safety purposes and <br /> do not see a benefit the City of Centerville trail system. There are no city parks directly <br /> adjacent to the development no current walkways extend to the development. <br /> E) No significant trees exist on the site The area is generally open along 20 Avenue North <br /> with scrub and brush towards the west. <br /> F) There will not be an association established with this PUD. Any restrictions will be <br /> handled through easements. <br /> This list or responses is intended to be as thorough as possible.
