Phase 2, to the north <br /> and east will make the connection to Pheasant Lane. This addition has 20 tots. The third <br /> phase will extend Dupree to where it currently deadende and contains 31 lots. <br /> 7.28 acres on the waters portion of the site and "backyard" areas of Block 4 containing 4.61 <br /> a came equal 1149 acres. This 21..7% exeeda the 20% open apace requirement of the City <br /> Code. <br /> 3. A statement describing the ultimate ownership and maintenance of all parts of the <br /> development including streets, structures and open spaces; and - <br /> The backyard open apace areas in Block 4 and 2 will have cepservcticz easements dedicated. <br /> with th.a Ffr.el Plat and Outlot A will be dedicated to the City. All streets and utilities will he <br /> given to the City after the City's Snot inspections have taken place. <br /> 4. A statement describing how all necessar <br /> to the develo Y governmental services will be provided <br /> pment; and <br /> Every lot =nforms to City zoning code regulations and amnia being provided t the <br /> exception at the north end of Partridge Place. Ground Development, Inc, will provide one <br /> mailbox par lot, however, they will be clustered ea requested by the Postal Service. Fire a nd <br /> Felice protection will be provided by the City of Centerville and it's mutual aid providers. <br /> 5. The total anticipated population to occupy the PTJD, with breakdowns indicating <br /> the number of school age children, adults and families. <br /> The estimated tatel population in the project is projected to be 220. Twe end one -has people <br /> per household are inticipeted in this development; two adults and one -half child, Centerville <br /> School District Superintendent John Christianson uses this method of projecting potential <br /> students in the District, one -half child in single family dwellings with a valuation of <br /> $260,000 end above and 1.6 children is householde where the valuation is $160,000 - <br /> 3260,000. <br /> Our anticipated lot prices in the firs: phase will be between $56 - 76,000 - mostly in the <br /> $66,000 range. The average bome/lot combined price is four to five times the cost of the lot <br /> itself.
