AN AMENDMENT TO ORDINANCE #4, REGULATING THE PLACEMENT AND USE <br /> OF MANUFACTURED HOUSING UNITS, AND PROVIDING FOR A MANUFACTURED <br /> HOUSING DISTRICT. <br /> WHEREAS, the purpose of this ordinance is to maintain property <br /> values and otherwise promote the health, safety, order, con- <br /> . venience, and general welfare of the City by defining manufac- <br /> tured homes, by regulating the location and use of such <br /> manufactured homes, and establishing minimum standards for <br /> design and construction in conformance with the recently <br /> adopted laws, 182, Chapter 490. Such law takes effect on <br /> August 1, 1982 and it is necessary to pass this ordinance <br /> in order to preserve the integrity of the existing residential <br /> structures and neighborhoods within the City. <br /> THE CITY COUNCIL OF THE CITY OF CENTERVILLE, ANOKA COUNTY, <br /> MINNESOTA ORDAINS: <br /> That Ordinance #4 is hereby amended as follows: <br /> ARTICLE 2. ZONING DISTRICTS AND DISTRICT REGULATIONS: <br /> 21. ZONING DISTRICTS. is amended to read: <br /> R -4 Single Family Manufactured Housing District - sewered <br /> ARTICLE MANUFACTURED HOUSING DISTRICT <br /> # INTENT - The general intent of this district is to provide <br /> for manufactured housing in subdivided developments, in safe, <br /> attractive residential neighborhoods with all urban services <br /> and desired amenities as other residential areas. <br /> # PERMITTED USES - <br /> 1. Manufactured single family dwelling units. <br /> 2. Stick built single family dwelling units. <br /> 3. Zero lot line single family dwelling units including <br /> manufactured dwelling units. <br /> 4. Public parks and facilities. <br /> 5. Agricultural uses except feedlots. <br /> 6. Public utilities. <br /> # SPECIAL USES. - There are no uses permitted by special use <br /> permit. <br /> # MINIMUM LOT SIZE /DEVELOPMENT STANDARDS - In the case of a <br /> development in which the entire parcel is to be divided into <br /> individual platted lots to be sold individually, the following <br /> minimum requirements shall be enforced: <br />
