Rear yard setback 20 feet <br /> • 7. Maximum structure height 20 feet <br /> # LANDSCAPING /PERIMETER SCREENING - Every manufactured housing <br /> development shall provide for perimeter screening, consisting <br /> of a vacant strip of land ten (10) feet in width along all <br /> boundaries of the site. Each perimeter screen will consist <br /> of deciduous and evergreen trees, shrubs and bushes so as to <br /> form a screen to adjacent properties and streets. Plans for <br /> plantings shall be approved by the Planning /Commission and <br /> Council, and included in any bond required as a part of the <br /> development contract. The perimeter screening may be placed <br /> under the control of a homeowners association or be included <br /> in individual platted lots. Deed restrictions requiring the <br /> permanent reservation of material shall be recorded along <br /> • with the final plat. <br /> # PARKING AND STREET STANDARDS - Each dwelling unit shall <br /> have a concrete or asphalt paved off - street parking area <br /> sufficient to provide two and one -half parking spaces with <br /> at least one in an enclosed garage. Said parking area shall <br /> not be less than fifteen (15) feet from any street right -of- <br /> way, nor less than five (5) feet from any dwelling. Local <br /> streets in this district shall have a right -of -way of not less <br /> than sixty (60) feet and a roadway width of not less than <br /> thirty -two (32) feet. <br /> # COMPLIANCE PROCEDURES - No person shall erect, establish, <br /> extend or enlarge a manufactured housing development within <br /> the limits of the City of Centerville without first obtaining <br /> site plan approval from the City Council upon receipt of the <br /> recommendations of the Planning Commission. Approval shall <br /> be granted only upon compliance with all the following: <br /> 1. Compliance with all other terms of this Ordinance #4 <br /> Centerville Zoning Ordinance. <br /> 2. Compliance with all the terms of Ordinance #8, <br /> Centerville Subdivision Ordinance. <br /> 3. The proposed development must be located in the City's <br /> urban service area as shown in the Comprehensive <br /> Development Plan, and mutt be ,served by required <br /> public utilities. <br /> EFFECTIVE DATE - This ordinance shall be in full force and <br /> effect after adoption and publication as set forth in City <br /> Ordinances. <br />
