3/20/72
7:20 PM
PLANNING & ZONING COMMITTEE MEETING
MEMBERS PRESENT ABSENT
FRAN BURQUE GORDY REHBEIN
KEN CARPENTER
WALTER PRACHER
BOB LAMOTTE
Sewer coming into Centerville was discussed nothing resolved.
John Peterson property east of Peterson addition and south of Centerville road discussed
as to whether to zone residential or commercial Tabled until future date after more
village planning made.
Lino Village code was studied and discussed along with ordinances that have been added
to the Centerville Village code.
It was noted that in section 4 of ordinance #14 road construction for property that
is being platted out for new homes - builders or platters in Lino must post a bond or
equivilant Centerville does not
Petitioning of streets does village reserve the right to build or does the builder have
the right to build Clarification section 9 ordinance #14,
It was also noted that section #3 ordinance #14 is not being complied with in the Village
of Centerville.
Ordinance #15 section #3 also is not being complied with by any developers in the village.
Percolator test of soil Lino has 1 acre minimum lot size if no sanitary sewer or water
is not supplied.
Discussion of commercial zoning.
It was felt that main street from the freeway west into the main business distric' could
be zoned commercial due to the counties statement that this would be a 9 ton road.
The question arose as to how deep a belt on each side of the road could be zoned commercial.
It was generally felt that property along 20th Ave. should be zoned commercial.
What should a good depth be for commercial property 312 ft? or 1.5 acres deep? Parking
space for off street parking on commercial property? Location of buildings? Sewer
and water provisions?
Park Area Lino has developer required to pay 10% of land value for park purpose or
equivilant.
It was divided to contact the county surveyor, Mr. Anderson and ask him to attend one of
our meetings.
The next planning and zoning meeting will be 4/4/72 at the village hall.
Meeting adjourned 9:45 pm too cold to sit any longer.
