P &Z MEETING MINUTES <br /> SEPTEMBER 8, 1992 <br /> PAGE TWO <br /> Preliminary Plat for the following reasons: <br /> - the Park and Recreation Committee has not yet made a <br /> decision about the park land, <br /> - and the issue of a regional detention pond. <br /> Mr. Rehbein explained the Acorn Creek sewer lines are proposed to <br /> move the sewer from Center Hills Third Addition to Mill Road. <br /> Chairperson Tourville noted that Mr. Rehbein is requesting three <br /> different zoning districts. <br /> Ken Vanderbeek, 6892 Centerville Road, was present. Mr. <br /> Vanderbeek is a representative from Edina Realty. Mr. Vanderbeek <br /> will be marketing the development. Mr. Vanderbeek noted he feels <br /> Centerville needs to change the type of development that has been <br /> done in the past. The R -5 Single Family Estate Zoning District <br /> allows for the change. He noted, in his opinion, Centerville <br /> needs to improve the type of housing. Mr. Vanderbeek stated the <br /> proposed housing value for the Acorn Creek Development would be <br /> in the $85,000.00 to $110,000.00 price range. <br /> George Haberman, 7288 Mill Road, expressed disagreement with Mr. <br /> Rehbein's comment that the requested rezoning meets the City of <br /> Centerville's Comprehensive Plan. Mr. Haberman noted the <br /> property north of the proposed 73rd Street should be zoned R -2 <br /> Single Family Residential versus R -2A Single Family Residential. <br /> Mr. Rehbein noted the approximate acreage of the proposed <br /> development is 36.9 acres. Mr. Rehbein is proposing approximatly <br /> 63 lots for the Acorn Creek Development. Mr. Rehbein expressed <br /> that he feels this does meet the density requirements outlined in <br /> the Comprehensive Plan. <br /> Roger Fenton, 1841 Prairie Drive, was present. Mr. Fenton <br /> expressed the following concerns: <br /> - the proposed development will increase the run -off onto <br /> his property; <br /> - increase in traffic flow. <br /> John Stewart, City Engineer, was present. Mr. Stewart presented <br /> the Planning and Zoning Commission with a Preliminary Grading <br /> Plan and "Exhibits 1 -7 ". Mr. Stewart noted a Feasibility Study <br /> was ordered for the proposed Acorn Creek Development. The <br /> Feasibility Study will be presented to the City Council at their <br /> September 9, 1992 meeting. <br /> A copy of the Preliminary Grading Plan is on file with the City <br /> office. <br />
