Pursuant to due call and notice thereof the Planning and Zoning <br /> Commission of the City of Centerville held their regular meeting <br /> on Tuesday, August 11, 1992 at the City Hall. Chairperson <br /> Tourville called the meeting to order at 7:07 p.m. Present: <br /> Drilling, LaMotte, Welk. Absent: Vermeulen. <br /> MINUTES <br /> The minutes of the July 14, 1992 meeting were tabled until next <br /> meeting due to lack of appropriate quorum for approval. <br /> NEW BUSINESS <br /> Gerald Rehbein - Proposed Acorn Creek Development - Ske.tch Plan <br /> Gerald Rehbein, Developer of the proposed Acorn Creek <br /> development, was present. Mr. Rehbein presented a revised sketch <br /> plan, consisting of 74 lots, to the members of the Commission. <br /> Mr. Rehbein noted that the sketch plan appears to be consistent <br /> with the Centerville Comprehensive Plan. Mr. Rehbein noted the <br /> proposed zoning will consist of R2A, R2 and R5 (Single Family) <br /> zoning districts. Mr. Rehbein also noted that the proposed <br /> development would be completed in two or three phases. <br /> Chairperson Tourville noted that there is only one access onto <br /> Mill Road noted on the proposed sketch plan. Chairperson <br /> Tourville noted that the sketch plan appears to address many of <br /> the concerns previously expressed (i.e. east /west collector <br /> street) for the proposed Acorn Creek Development. <br /> Commission member Drilling expressed concern regarding the access <br /> in the northeast corner of the proposed development. Commission <br /> member Drilling questioned the reason for the dead end street in <br /> the northeast corner of the proposed development. <br /> Mr. Rehbein noted that the Comprehensive Plan appears to ask for <br /> a road to the north. Mr. Rehbein also noted the Park and <br /> Recreation Committee appears to want to have a large park in the <br /> northern sector of the City and the proposed road would allow for <br /> access. <br /> Chairperson Tourville noted that the Commission would need to <br /> review the Comprehensive Plan with regard to the proposed <br /> development. Chairperson Tourville noted that there did not <br /> appear to be water retention or park land noted on the sketch <br /> plan. Chairperson Tourville noted that without the provision for <br /> park land in the development the children have no place to play <br /> except for the street. <br /> Commission member Drilling noted that he would prefer an exit to <br /> the east instead of the northeast and that park land be included. <br />
