Pursuant to due call and notice thereof the Planning and Zoning <br /> Commission of the City of Centerville held their regular meeting <br /> on Tuesday, May 12, 1992 at the City Hall. Chairperson Tourville <br /> called the meeting to order at 7 :13 p.m. Present: Drilling, <br /> Vermeulen. Absent: LaMotte, Welk. <br /> MINUTES <br /> Motion by Vermeulen, second by Drilling to approve the April 8, <br /> 1992 meeting minutes, motion carried unanimously. <br /> APPEARANCES <br /> Matt Geretschlae ger - Gilbert Construction - Noble Welding Site <br /> Plan - Special Use Permit <br /> Matt Geretschlaeger, Gilbert Construction, presented a colored <br /> rendering of the proposed Noble Welding building (Lot 8, Block 1, <br /> Centerville Industrial Park), Mr. Geretschlaeger presented a <br /> letter dated May 11, 1992 addressed to Tamara Miltz- Miller, <br /> Clerk /Administrator, in response to the Clerk /Administrator's <br /> letter dated May 8, 1992 and a letter dated May 7, 1992 from John <br /> Stewart, City Engineer. A copy of the said letters are on file <br /> with the Clerk /Administrator. <br /> Mr. Geretschlaeger presented a revised site plan to the Planning <br /> and Zoning Commission incorporating John Stewart's, City <br /> Engineer, recommendations as follows: <br /> - Sidewalk ramping meeting state handicap accessibility <br /> requirements; <br /> Grades around the bullnose peninsula West of the truck <br /> bay with a maximum grade of 10% as suggested; <br /> - The grades of North side of building will be adjusted <br /> to maintain a maximum 3:1 slope; <br /> - Drainage at the entrance driveway shall be into the <br /> swale along the proposed street and be carried around <br /> to the West. <br /> Mr. Geretschlaeger noted that the proposed building will be stone <br /> faced blocked with a decorative band. The proposed building <br /> meets the setback requirements of the City. The building <br /> elevation best fits the grade of the site. The entire building <br /> will be sprinkled. The exterior lighting will be wall packs and <br /> will meet the requirement of the City ordinance. The signage <br /> will also meet City requirements. <br /> Chairperson Tourville asked questions about the loading dock <br /> area. It was questioned if there would be sufficient turn - around <br /> for semi truck. <br /> Mr. Geretschlaeger noted that there would not be enough room for <br /> a semi truck to turn around in the parking area. <br /> Bob Sorg, owner of Noble Welding, noted that the semi truck <br /> traffic is approximately one to two semi trucks per year. <br />
