Mr. Stewart made <br /> comments on the preliminary plan, The density with the County <br /> right -of -way would be 8.3 per acre. The density with out the <br /> County right -of -way would be 9.13 per acre. <br /> The typical density for multi- family /townhome project is 8 -15 per <br /> acre. This use does not appear to be out of line with what is <br /> seen in other communities. The proposed development does not <br /> appear to be an unduly burden to the sewer and water systems. <br /> The estimated number of trips on the streets is 960 trips per <br /> day, and in view of this you may want to consider street wider <br /> than 32'. <br /> It appeared to be the general consensus of the Planning and <br /> Zoning Commission that the concept of multi - family housing would <br /> be a good use for this ten acres of land. <br /> Liaison Pelton asked Gerald Rehbein if Kenco Construction would <br /> be the builder. Ms. Pelton stated that because of the current <br /> problems that the City is having with Kenco Construction she <br /> personally would not be comfortable with them as the builder. <br /> Mr. Rehbein stated that he could find another builder. <br /> Motion by Wilharber, second by Vermeulen to table the discussion <br /> of the rezoning request until their next meeting, motion carried <br /> unanimously. <br /> apecial Use Permit - Gerald Rehbein (To build a PUD) <br /> The Planning and Zoning Commission requests that City Staff <br /> research what other Cities have for requirements for PUDs. <br /> Motion by Wilharber, second by Vermeulen to table the discussion <br /> of Gerald Rehbein's special use permit to build a PUD until their <br /> next meeting, motion carried unanimously. <br /> Industrial Park - Possible rezoning to Commercial - Structural <br /> auality of building- Permitted uses <br /> Motion by Welk, second by Vermeulen to table the discussion on <br /> the Industrial Park until their next meeting, motion carried <br /> unanimously. <br />
