P&Z Meeting Minutes <br /> Page Three <br /> Jurie 5, 1990 <br /> on installing a 12" culvert at his driveway off of 21st Avenue. <br /> Mr. Fuller's lot size is 200' feet deep and 312' wide with 50' <br /> being unbuildable due to drainage. Mr. Fuller noted that he <br /> would have to raise the building_ pad approximately 10" to comply <br /> with the ordinance concerning the floodplain. Mr. Fuller has <br /> spoken with the Building Inspector and noted that he had <br /> expressed concern about the floodplain. Mr. Fuller noted that he <br /> has spoken with Tamara Milt - Miller, Clerk Administrator, about <br /> the floodplain reduction study. If the goal of the floodplain <br /> reduction study is obtain his lot would be removed from the <br /> floodplain, although his building would have to comply with the <br /> present ordinance he would still benefit by reduced insurance <br /> costs. <br /> Cha.irmaIl Tourville questioned Mr. Fuller on what type of outside <br /> storage would this use consist of. <br /> Mr. Fuller felt that there would never be more than twelve cars <br /> on the .lot with an average of eight cars, noting that three of <br /> these cars would be stored inside the building. Mr. Fuller a]:=o <br /> noted that the cars would only be there for mechanical repairs, <br /> that there would not be any auto body repair work. <br /> Commission member Wilharber questioned if the City would have to <br /> provide access from 21st Avenue, noting that this street is <br /> unimproved. <br /> Commission member Wilharber asked Mr. Fuller if he was aware of <br /> the proposed municipal water extension to the industrial park <br /> area <br /> Mr. Fuller stated that he was aware of this, and that he was <br /> concerned about the total assessment amount, since he is on a <br /> corner lot and would have about 500' of frontage. <br /> Chairman Tourville noted that auto sales /repairs is a permitted <br /> use in an industrial zone, and could not see the need for a <br /> special use permit. <br /> Chairman Tourville noted that Ordinance 44, Appendix B, Section <br /> B -16 states that the driveway must be 100' from an intersection, <br /> and it appears that Mr. Fuller's driveway on the site plan is not <br /> in compliance with this. <br /> Mr. Fuller noted that his driveway is currently at 60' from the <br /> • <br />
