r <br /> Pursuant to due call and order thereof, the Planning and Zoning <br /> Commission of the City of Centerville held their regular meeting <br /> on December 6, 1988. Chairman Tourville called the meeting to <br /> order at 7:15 p.m. Present: Vermeulen, Welk, Drilling, and <br /> Lindgren. There was no Council liaison present. <br /> Motion by Drilling, second by Lindgren to approve the minutes of <br /> the November 1, 1988 meeting, motion carried unanimously. <br /> OLD BUSINESS <br /> Discussion of computer copies of Ordinances #4 and #8. <br /> Chairman Tourville noted that the amendment on page #3, dated <br /> 7/27/88, should state "square" feet. Assistant Clerk noted that <br /> this amendment was left out of the TABLE OF CONTENTS, and will be <br /> added. She will add the word "square" appropriately in the copy, <br /> also. <br /> Tourville also stated that much needs to be done yet on Ordinance <br /> #4, and he is very happy with the addition of Appendix's A and B, <br /> concerning Commercial and Industrial zones. <br /> Motion by Vermeulen, second by Welk to approve the computer <br /> copies of Ordinances #4 and #8 for distribution to the public as <br /> official copies, motion carried unanimously. <br /> NEW BUSINESS <br /> Don Opp, 1554 Holly Drive, Lino Lakes, presented an updated copy <br /> of his plan to split the property at 1745 Main Street into three <br /> lots. He stated, that he plans to repair the present house that <br /> is on the lot (Section A) and sell it; build a house on the <br /> second section (Section B - east of the present house) and sell <br /> it; and build a six -plex on the third (Section C - northern) <br /> section for rental units. A sketch of his proposal is attached <br /> to and made a part of these minutes. <br /> Opp further stated that he has acquired two small sections on the <br /> northeast and on the northwest of Section C and straightened lot <br /> lines. He plans to use a strip of land on the southwest end of <br /> his property on Progress Road (14 unit apartment) for a private <br /> road to give access to the six -plex proposed for Section C. <br /> The Commission expressed concerns and asked questions of Mr. Opp: <br /> - How far would the six -plex be from the hill on the east? <br /> About 30 feet. <br /> - Is the property in the flood plain? About 30 feet from <br /> it. <br /> - Would the six -plex impact the schools? No, because it <br /> would have 1 efficiency and 5 one - bedroom units. (The <br /> Progress Apartments have 14 units. Most are one - <br /> bedroom units and there is only one child living <br /> there.) <br />
