Il i <br /> Pursuant to due call and notice thereof; the Planning and Zoning <br /> Commission of the City of Centerville held its regular meeting at <br /> City Hall on Tuesday, November 1, 1988. Chairman Tourville <br /> called the meeting to order at 7:08 p.m. Present: Welk, <br /> Vermeulen, Drilling, Lindgren and Council liaison, Wilharber. <br /> Member Vermeulen pointed out that part of the motion, pg. 1, <br /> para. 10, of the October 4, 1988 meeting was omitted. <br /> Motion by Lindgren, second by Drilling to accept the minutes of <br /> the October 4, 1988 meeting with the following addition to the <br /> last paragraph of page one, before "contingent upon an acceptable <br /> development agreement being signed" add: "contingent upon a <br /> grading permit from Rice Creek Watershed District." Motion <br /> carried unanimously. <br /> OLD BUSINESS <br /> Gerald Rehbein, 6266 Otter Lake Road, White Bear Lake, was <br /> present to show P & Z a revised sketch plan for a development <br /> south of Main Street, west of 20th Avenue South, and east of <br /> Brian Drive. <br /> The road has been angled away from the creek; the commercial lots <br /> along 20th Avenue (3) have been included, with the thought that <br /> they could be joined to the lots along the new street, so people <br /> setting up business on the lots on 20th could make their homes <br /> there also; one lot ( #23) along Main Street, between the Olson <br /> property and the proposed development, has also been added. <br /> Mr. Rehbein also mentioned that a feasibility study has already <br /> been done for the development along with the study for Hardwood <br /> Pond Estates north of Main Street. He would like to develop the <br /> eastern street as the first phase, and the southern -most part of <br /> Brian Drive as the second phase. <br /> Discussion of zoning, ponding area, park dedication followed. <br /> Motion by Drilling, second by Lindgren to approve the sketch plan <br /> for the entire Rehbein development and recommend City Council <br /> approval, motion carried unanimously. <br /> Motion by Drilling, second by Lindgren to hold a public hearing <br /> to consider the rezoning of that part of the Rehbein development <br /> north of Clearwater Creek and south of Main Street, from R -2 to <br /> R -2A, motion carried unanimously. <br /> NEW BUSINESS <br /> Discussion of a Special Use Permit application for a liquor store <br /> to be named "T.C. "s Liquor ", and to be located in one of three <br /> available spaces in the Centerville Plaza building at the corner <br /> of Main Street and 20th Avenue South. <br />
