! IP — <br /> Pursuant to due call and notice thereof, the Planning and Zoning <br /> Commission of the City of Centerville held a public hearing on <br /> Tuesday, September 6, 1988. The purpose of the hearing was to <br /> hear all persons present concerning a request for variance to <br /> Ordinance 44, Section 24. SCHEDULE OF DISTRICT REGULATIONS., (7), <br /> to allow eight homes to be built without attached garages in the <br /> Royal Meadows subdivision, which is zoned 8-4 SINGLE FAMILY <br /> MANUFACTURED HOUSING. Chairman Tourville called the hearing to <br /> order at 7:08 p.m. Present: Welk, Linr3gren, Drilling and <br /> Councia. liaison, Neumann. Absent: Vermeulen. <br /> Al Schrnleo of Hart Custom Homes, developer of the Royal Meadows <br /> subdivision, was present and. stated that the subdivision was <br /> started. in 1084, requires 7,500 square foot lots, and there are <br /> only eight lots left. He explained that 24 feet by 42 feet is <br /> the normal size of the homes beTha built there, and it would be a <br /> hardship to require a 440 square foot attached garage on homes of <br /> this size built on lots of this size. This is entry level <br /> housing, and most buyers cannot afford another $7,000., which is <br /> the appralmate cost of an. attached garage. <br /> Chairman. Tourville asked for comments from the Commission. <br /> Lindgren stated that he would just as soon see detached garages. <br /> Drilling warts attached, but said this may be a special case. <br /> Welk stated. tha t smaller garages would be better thar none. <br /> ChaTrman Tsnrville asked for comments from the audience. None <br /> were made. <br /> 'Tearing adjourned at 7:28 p.m. <br /> Pahadaht La due call and notice thereof, the Planning and Zoning <br /> Commiehio2 el Uhme City of Centerville held a second public <br /> hearing on Tuesday, September 6, 1988, The purpose of the <br /> hearinm was to review the preliminary plat of Hardwood Fonds, <br /> which is described as "The south 10 ten acres of the west one- <br /> half of the northeast quarter of the northeast quarter, Section <br /> 23, Tow.idhi.'. 31 Rana'' 22 Anoka County, Minnesota. <br /> Chairman Tourville called the hearing to order at 7:24 p.m. <br /> Present: Welk, Lindgren, Drilling and Council liaison, Neumann. <br /> Absent: Vermeulen. <br /> Gordon Rehbein was present representing Gerald Rehbein, who is <br /> the developer of the proposed Hardwood Fonds subdivision. <br /> Mr. Rehbein stated that the plan is to get utilities in, and <br /> develop the area south of Brian Way on Brian Drive to get started <br /> building there as soon as possible. <br /> Chairman Tourville pointed out that several items called for in <br /> Ordinance 48, Article 4, Section 43 - Preliminary Plat., were not <br /> included in the map submitted by Rehbein.
