r <br /> Pursuant to due call and notice thereof, the Planning and Zoning Commission <br /> of Centerville held a public hearing Tuesday, April 7, 1987 at City Hall. <br /> Chairman Tourville called the hearing to order at 7:05 P.M. Present: <br /> Buesseler, Vermeulen, Welk, Council Liaison Fritchie. Lindgren arrived at <br /> 7:25 P.M. <br /> The purpose was to hear all persons present regarding a request for <br /> variance to replace an existing garage with a new structure of the same <br /> width, 10 feet longer, 8 feet from the East property line at 7124 Main <br /> Street, also known as Lots 7 -10 inclusive, Block 9, City of Centerville. <br /> Bill LaLonde, 1687 Westview Street could not be present at this hearing, <br /> but per his telephone conversation with the City Clerk, he requests the <br /> Planning and Zoning Commission grant the variance if the garage fits <br /> cosmetically with the surrounding residential area. He feels it would be <br /> a plus for the city if the old garage were torn down. <br /> The Commission members agreed that the use was conforming, a new garage <br /> would be an asset to the community, according to current ordinance the <br /> structure is non conforming and is not within the current setbacks. <br /> Motion by Buesseler, second by Welk to recomuuend that the City Council <br /> grant a variance to replace an existing garage with a new structure of <br /> the same width, 10 feet longer, 8 feet from the East property line at <br /> 7124 ?lain Street, motion carried unanimously. <br /> Required standards for variances seem to he met for the variance: <br /> 1. Existing Special Circumstances - Due to slope problems on the <br /> lot it is unreasonable to move the structure. - <br /> 2. Literal interpretation of provisions would deprive him of rights <br /> enjoyed by others. <br /> 3. Granting this request will not confer special privileges. <br /> 4. This variance will not impair the property values, public health, <br /> safety or welfare of the residents of the City. Also excepting <br /> the Westerly 470 feet of the Northern 380 feet and the West <br /> 470 feet of the Southerly 225 feet. Subject to that part <br /> taken for County Road No. 54. Containing 26.13 acres, <br /> more or less. <br /> Kent Roessler of Kenco Construction presented the Center Oaks II pre- <br /> liminary plat, a copy is on file with the City Clerk. <br />
