Most mem- <br /> bers felt that 10 acres was an appropriate size. It was <br /> also discussed that possibly smaller developments could re- <br /> quest R -2A zoning through a special use permit. <br /> Mr. Johnson advised that the rule of thumb is 22 lots per <br /> acre. He fells that a cul -de -sac area of 6 -7 acres, 15 <br /> houses is a good community size. He advises, however, <br /> that this is probably the minimum community size Centerville <br /> may want to consider. <br /> Article 6, Section 66.02 was discussed. It was agreed upon <br /> that the petition of 50% of the surrounding property owners <br /> within 350 feet is not a feasible requirement. <br /> It was brought up that Ordinance #8 would have to also be <br /> amended to change the wording regarding corner lots. The <br /> proposed amendment will be discussed at the April 7, 1987 <br /> P & Z meeting and a time for a public hearing will be set up. <br /> Correct wording of the proposed amendments to Ordinance #4 <br /> were discussed throughout the hearing, but will be formally <br /> addressed and voted on at the April 7, 1987 P & Z meeting. <br /> Motion by Buesseler, second by Welk to adjourn hearing, motion <br /> carried unanimously. Hearing adjourned at 8:20PM. <br /> After the public hearing Jerry Parent of Parent Construction <br /> approached the Commission with a proposed plat of L'Allier <br /> Estates Development. There are 34 lots on the plat. A copy <br /> of the plat will be circulated to the Park and Recreation <br /> Committee for their opinion on Mr. Parent's proposal to pay <br /> the park dedication fee.
