<br />CITY OF CENTERVILLE <br />PLANNING AND ZONING COMMISSION <br /> <br />Pursuant to due call and notice thereof, the Planning and Zoning <br />commission of the City of Centerville held their meeting on <br />Tuesday, November 12, 1996 at the City Hall. Kathy Welk called <br />the regular meeting to order at 7:00 P.M. <br /> <br />PRESENT: Kathy Welk <br />Tina Vermeulen <br />Alan LaMotte <br /> <br />ABSENT: Dan Tourville <br /> <br />LIAISON: Tom Wilharber <br /> <br />STAFF/CONSULTANTS: Jim March <br /> <br />A motion was made by T. Vermeulen, seconded by A. LaMotte to <br />approve the corrected minutes of the October 1, 1996 meeting. <br />Motion carried unanimously. <br /> <br />A motion was made by T. Vermeulen, seconded by A. LaMotte to <br />recommend to the city council the appointment of Linda Broussard <br />Vickers as a member of the planning and zoning commission. <br />Motion carried unanimously. <br /> <br />HENSEL/LEROUX PROPERTY <br /> <br />Mr. Rockne Goertz presented a concept sketch plan for the Hensel <br />and Leroux properties. The plan showed two accesses to County <br />Road 14. The roadway also hooked up with the Centerville Road <br />stub from the north. The plan showed 40 lots. Mr. Goertz <br />mentioned the home values would be well into the $200's. Some of <br />the lots were less than the 150' required depth, but all the lots <br />met the 15,000 sq. ft. minimum area size. The lot sizes would <br />need to be addressed with a variance. <br /> <br />Mr. Goertz mentioned that he had shared this sketch plan with the <br />school board. They would like to see a trail system and keep the <br />development as shown with Centerville Road not connecting from <br />north to south. <br /> <br />Mr. Goertz mentioned he had already spoke with Anoka County <br />regarding the County Road accesses. He indicated there would be <br />no problems. Mr. Goertz also spoke with the Rice Creek Watershed <br />District. They indicated the mitigation should not be a problem. <br />
