~

Mr. Goertz indicated that he would use private financing for the
project. He anticipated the project could begin in July of 1997.
Mr. Goertz would like to have a public hearing at the next
possible meeting for the rezoning required. He indicated
January would be fine. Mr. Goertz has also spoke with the City
Engineer regarding water and sewer availability. Mr. Goertz
reiterated that "we have all winter to work on this".

The consensus of the commission was the sketch plan will provide
the following:

* allow another access to Centerville Road
* will provide a buffer zone to the south properties
* will be like its own community.

Jim March mentioned that the City should look at requiring
restrictive covenants that would assure that the homes developed
would be of similar value and on the higher end of the market.
Mr. Goertz mentioned he would be willing to look at this option.

Mayor Wilharber read a letter from the church of St. Genevieve
that relayed their ongoing planning process and their inability
to commit land for senior housing at this time.

Motion was made by T. Vermeulen, seconded by A. LaMotte to
adjourn the meeting. Motion carried unanimously.

Respectfully Submitted,

Jim March
Clerk/Administrator
