<br />Planning and Zoning Minutes of May 7, 1996 <br /> <br />Joe Kaim - Mini Storage Proposal <br /> <br />Joe Kaim has submitted a proposal for mini storage on lot 6 of the industrial park. Mr. <br />Kaim was present along with Real Estate Agent Kris Krengel. <br /> <br />Their proposal is for six (6) - 30 x 150 buildings (4500 square feet each). Both Mr. Kaim <br />and Mr. Krengel questioned the need for a sprinkler system with these comments. 1. <br />Buildings are not for certificate of occupancy purposes. 2. Mr. Kaim made 17 random <br />call to other mini storage sites and none are sprinkled. Staff was requested by P&Z to get <br />clarification from Mr. Patzer on sprinklers. <br /> <br />Other comments Mr. Patzer made on his review of the plans: the use is not permitted as a <br />principal use or with a special use permit. Metal walls are still questionable according to <br />the ordinance, it has been stated in the past and to previous developers that this is not <br />allowed. And due to the soil conditions a floating slab would not be suitable, a continuous <br />footing would have to be installed. <br /> <br />Mr. Krengel commented that some cities don't include this as a permitted use in their <br />ordinance anywhere because it is a new phenomenon. Visibility and exposure is very <br />important, that's why the site on Main Street was chosen. <br /> <br />Mr. Kaim provided pictures of existing buildings similar to his proposal. He stated that his <br />intent was to put up a quality project and not to throw up a pole building. There would <br />be no outside storage. <br /> <br />Mr. Kaim questioned whether fire barrier walls could be installed for buildings that are <br />used for storage only. Once again staffwill check with the building inspector. <br /> <br />The building would be of steel frame work with the look of a concrete flush end. The sides <br />would be architectural metal panels along with the roof and doors. They also added that <br />there is 200 feet of green space in the back which is used for drainage and wetlands. <br /> <br />Total number of proposed units - 180-200. <br /> <br />Mr. Wilharber questioned if there would be an on site manager - NO. Questioned if there <br />would be bathroom facilities - NO. Mr. Wilharber stated that there would be no use for <br />city water or sewer. <br /> <br />Mr. Kaim stated that it would be on a call for an appointment basis.
