Tourville added that the ordinance <br />does address how much of a building can be metal. <br />Tourville: The city has discussed running water and sewer for businesses that employ <br />people and the tax: base would service the community. <br /> <br />Tourville stated he doesn't disagree that it is needed, but suggested looking at another site <br />within the city. Mr. Krengel stated that the visibility off the freeway is way the site was <br />chosen. <br /> <br />Mr. Kaim stated the it would be a 2 phase project with 3 buildings in each phase. Total <br />project cost $400,000+. <br /> <br />Mr. Krengel stated the industrial property is the most conducive to new projects and is the <br />most likely zone for such a project. <br /> <br />Tourville stated that the TIP district was established to help bring in businesses and <br />employment to the city. <br /> <br />P&Z referred this issue to the EDC committee for comment. It would then go before the <br />Planning Commission once again for ordinance 4 discussion. <br /> <br />David Route stated that he has been looking for a site for mini storage also. Lino Lakes <br />has not been receptive to the idea. The occupancy rate is at 90% or better throughout the <br />metro area. Mr. Route added that it is very rare to have facilities on site. <br /> <br />Melinda Hughes, Garage Variance <br /> <br />Ms. Hughes stated that the builder must have received a variance to build the home with a <br />13 foot front setback and requested that this variance be grandfathered in the same one. <br />She would like to build a single car attached garage infiinging on the side yard setback by <br />4 feet. <br /> <br />Tourville stated that they have granted other variances in the same neighborhood for <br />garages. Not concerned about the front setback, that is pre-existing but stated a variance <br />would be needed for the side yard setback. <br /> <br />Public hearing for such a variance request to be scheduled for June 4, 1996 at 7:00 p.m. <br />Utility and drainage easements for this property are to be researched. <br /> <br />Randy Neugent, Fence Variance <br /> <br />Mr. Neugent had to leave the meeting due to previous commitments but P&Z did discuss <br />the issue briefly. <br /> <br />Mr. Neugent will be asked to the next P&Z meeting. <br /> <br />PZS-7MM.WPS <br /> <br />3 <br />
