A low flow <br />channel should be maintained through this area. <br /> <br />Goertz: This will be taken care of by Rice Creek and the Engineers before the permits are <br />issued. <br /> <br />5. Slopes along the north property line of Outlot D are steeper than 4: 1. <br /> <br />Goertz: The slopes are steep and will be seeded with wild grass seed. Intentionally made <br />them that way. <br /> <br />6. A berm is shown between the residential development and Outlot D and the <br />commercial lot north of Outlot D. However, no landscaping plan for this berm is shown. <br />If the City will require landscaping, this should be shown on the plan. <br /> <br />Goertz: The berm is not required but would be more attractive an alternative would be a <br />redwood fence, which would look nice for the first two years. The berm is 8-10 feet. The <br />upkeep is not the residents responsibility it would be the property owner of Outlot Donee <br />they come before the city with a proposal. <br /> <br />7. The proposed pond on the northwest comer of Outlot D outlets to the east, into a <br />ditch. However, the ditch appears to be very flat. The ditch slope at this location should <br />be adequate to drain water from the pond to the 20th Avenue ditch and to Clearwater <br />Creek. <br /> <br />Goertz: Wrong. It flows west not east, and will talk with Dave Nyberg about it. <br /> <br />8. A drainage swale will carry stormwater through the back yards of Lots 24-27, Block <br />2. The slope through this area is approximately 0.3%. The slope should be increased to <br />at least 1% to provide better drainage. Also, the swale should be movedfarther from the <br />proposed houses. <br /> <br />Goertz: Will deal with even if the houses have to be raised. <br /> <br />9. The proposed housedfor Lots 23 through 26 are shown with 5.0 feet of depth between <br />the garage floor elevation and the walk-out elevation; however, for other houses, the <br />difference is 3.5 feet. No explanation of this difference is shown. <br /> <br />Goertz: Complying with the minimum basement floor. Difference is so that the driveways <br />would not be flat. <br /> <br />10. Two sedimentation ponds are shown to provide stormwater treatment before <br />discharging stormwater to Clearwater Creek.
