The sediment pond shawn near Lots 21,22, and 23, Block 2, encroaches on the <br />backyards of the lots. The pond should be moved closer to the creek to provide for <br />increased area in the backyards. <br /> <br />Goertz: Rice Creek issue. <br /> <br />13. Lots 1 though 5, Block 1, do not indicate the style of home to be constructed <br /> <br />Goertz: Not a problem. Was not a aware it was required. <br /> <br />14. Catchbasins should be provided at the intersection of the west cul-de-sac and Brian <br />Drive to collect stormwater from the street that will be extended to the south. <br /> <br />Goertz: Questionable if it is required because Brian Drive is not a curbed street. <br /> <br />15. The berm and ditch along the backs of Lots 15-18, Block 2, encroach onto the <br />backyard areas. The berm slope appears to be near a 2: 1 slope. The Developer's <br />agreement for the project should include a minimum 25-foot setback from the house to <br />the toe of the berm. <br /> <br />Goertz: Intended not to grade the area because of the grown trees. <br /> <br />Kevin Fogerty, 7088 Brian Drive, the ditch needs to be maintained. <br /> <br />Goertz: If the ditch needs to be graded the trees will come down to create a swale, <br />currently not proposing regrading of the ditch. <br /> <br />** Need alternatives from the engineer. <br /> <br />16. The contours on Lot 2, Block 2, are drawn incorrectly. <br />17. The contours on Lots 14 and 15, Block 2, are drawn incorrectly. <br /> <br />Goertz: Not a problem. <br /> <br />18. Anoka County has indicated that 120 feet of right-of-way will be necessary for <br />reconstruction purposes.
