The Developer should provide documentation that the north branch ditch extending <br />through Outlot D does not have Anoka County easements or right-of-way. <br /> <br />Goertz: Rice Creek issue. <br /> <br />28. The plat shows Outlot E designated as a drainage and utility easement. Outlot E <br />should be shown as a landscape easement for the berm shown on the grading plan. <br /> <br />Goertz: Would like to see the berm stay, there are way of making something grow. <br /> <br />29. All property lines along the Olson property should be provided with 10-/oot wide <br />drainage easements, rather that 5-/oot wide easements. <br /> <br />Goertz: OK <br /> <br />30. The cul-de-sac length to the center of the cul-de-sac is 790 feet. The length to the <br />back of the curb is 835 feet. According to City Ordinance, cul-de-sacs shall have a <br />maximum allowable length of 800 feet. <br /> <br />Goertz: Assumed it was measured from the center of the street as done in other cities. <br />Centerville's ordinance is vague. Could loose 2 lots if variance is needed and not granted. <br /> <br />Tourville questioned the drainage easements. Goertz replied that the drainage easements <br />are always on the perimeter of the lots. To establish better drainage they could raise Brian <br />Drive to pick up more drainage or put in a catch basin. <br /> <br />Goertz added that the ponding areas are designed to be dry unless it rains considerably. <br />There are however two larger retention ponds. The Watershed doesn't want deeper <br />ponds. K-G Development had anticipated deeper ponds therefore they will be short on <br />dirt -- about 21,000 yards short. The reason for not having deeper ponds was that <br />Rehbein is required to have a certain amount of mitigation area because of other areas <br />where he has brought in a considerable amount of fill. <br /> <br />Sedimentation ponds may not be required. They are hard to maintain and whenever they <br />can be eliminated they will be. <br /> <br />Fogerty asked about the sanitary sewer and water system. Goertz answered that they will <br />be looping the water lines. <br /> <br />Tourville made comment to the scope in the feasibility study and asked Goertz to <br />comment also. Goertz stated he can't imagine why it is there.
