<br />requirements. Rehbein asked if there would still be a public hearing since Rocky already <br />had one. Tourville stated every preliminary plat must have a public hearing. Welk <br />suggested additional off street parking. Tourville requested no wetlands. Rehbein stated <br />clean acres are not wetlands as far as the DNR is concerned. Tourville questioned the <br />concept of townhomes on the property. <br /> <br />MOTION by Welk, seconded by LaMotte to accept townhome concept. Motion carried <br />unanimously. <br /> <br />March commented this will be placed on the September 11, Agenda. Further, the city will <br />send out notices and have a public hearing. Wilharber asked the following be addressed at <br />the council meeting: Off street parking, slabs, parking, number of units, garages, width of <br />roads, tree buffers and landscaping. Tourville requested the builders keep the same theme <br />through out all the buildings. Rehbein said there is one theme and one association <br />everything will be done the same. Tourville commented it meets the medium density of 5- <br />12 dwelling units per acre. <br /> <br />Special Use Permit - Steve Gaustad of Integrity Systems requested a special use permit to <br />conduct light industrial business in a commercial zoning. Gaustad intends on running a <br />small manufacturing company which makes custom automated conveying systems. <br />Tourville asked ifit would be like a machine shop. Gaustad replied yes. Wilharber asked <br />about noise. Gaustad said it would be very minimal. Wilharber asked about odor or <br />smells. Gaustad replied there shouldn't be any odor. Tourville asked if the city was aware <br />of any complaints. Wilharber said fumes and odor. Wilharber asked if Gaustad had signed <br />an agreement with Bob Sorgo Gaustad said it was pending, based on the special use <br />permit. Tourville asked ifthere was any special accommodations needed. Gaustad no. <br />Wilharber asked if Gaustad was willing to hire young people of the area. Gaustad yes. <br />Tourville questioned the city's ability to grant a special use permit from commercial to <br />light industrial. March replied the use is to comply with requirement for granting a special <br />use permit in a commercially zoned area. There has to be no traffic congestion, excessive <br />public expense or be a nuisance. Tourville referred to the ordinances which indicated light <br />industrial/light manufacturing buildings can not exceed 4,000 square feet. March replied <br />the building is 3,000 square feet. <br /> <br />MOTION by Tourville, seconded by Welk to recommend to the council to consider the <br />Special Use Permit for light industrial in a commercial zoning. Motion carried <br />unanimously. <br /> <br />Ordinance 4 - Tourville stated P&Z had already addressed and approved ordinance 4. <br />Tourville suggested with the several changes, the city may want to keep track of them and <br />have one public hearing for all the changes. <br /> <br />Erkenbrack vacation of property - Tourville questioned the old park walkway and the <br />possible future need for a lift station or other needs. <br />
