CITY OF GEM LAKE; MN 4200.Otter Lake Road Gem Lake, MN 551.10-3227 Telephone 651-747-2790 Planning Commission Minutes, 5-6-2008 Planning Commission Chair Jim Lindner opened the May meeting at 7:OOPM in the Gem Lake City Hall. Commissioners Lindner, Derek Wippich, and Craig Rafferty were present. Also present were Jack Hoeschler, Dan Jochim, and Rob Hansen, Comprehensive Plan Gem Lake resident Jack Hoeschler presented prepared comments on the comprehensive plan: He shared his ideas for clarity in some parts and stated errors in some of the proposed maps. We advised }rim the map issue had been discussed at length at our April meeting. Jack went on to state that all lots south of Goose. Lake Road should be estate lots, not a Bien of executive and estate. He then reviewed a re -write he prepared for the. single family estate planning area. He offered as a suggestion verbage that reflects changing housing market conditions. The Planning. Commission asked questions of Jack's proposed goals. Chairman Lindner said the re -write has merit in that it does not significantly change the intention of this new planning area, though certain details in some of Jack's goals section may require revision. As a result, the Planning Commission recommended to Dan Jochim that. Jack's re -write be reflected in the comprehensive plan. Jack had other comments that time did not allow us to discuss at length. The Planning Commission agreed that Mr. Lindner should review. Jack's marked up copy of the draft. and forward those comments he deems relevant to SEH for incorporation into the plan. Oswald Property The Oswald property on the extreme south end of the Hoffman's Corners area was put on the agenda after Chairman Lindner attempted to contact a developer who had expressed. interest in purchasing this property as part of a plan that also included some land in Vadnais Heights. Lindner incorrectly stated it was part of the car dealership to the south. In reality (thank you Rob Hansen for the clarification) is was under consideration by Purolator Courier as they seek land in this area to move into. Regardless of intent, the developer- did not return an email message and so this item only received a brief discussion. The Planning Commission does wish to go on record that it does not favor having a parking lot in Gem Lake, especially as this parcel is part of the Gem Lake Gateway master planning area. Hillary Farm Mr. Lindner reported to the commission that a meeting between Gem Lake, White Bear Township and Jim McNulty took place where Mr. McNulty floated the idea of replatting the northeast part of Hillary Farm and place 12 town homes on it. Derek Wippich reminded the group that he had originally been in favor of this idea back when Mcnulty was first designing Hillary Farm. Derek also reminded us that McNulty wanted to have. more homesites for town homes than he had originally proposed. Craig Rafferty says he Lookfor us on. the World Wide Web. at.gemlakemn.org
