PERFORMANCE STANDARDS <br />1. General. The performance standards established in this section are designed to encourage high quality development by <br />providing assurance that neighboring land uses will be compatible. The performance standards are also designed to prevent <br />and eliminate those conditions that cause urban and rural blight. The Zoning Administrator, assisted by the Building <br />Inspector, shall be responsible for enforcing these standards and may require the submission of information showing <br />compliance or non-compliance with the standards. <br /> <br />2. Requirements for Consideration. <br /> <br />1. Construction Plan Review <br /> <br />1. Residential Construction <br /> <br />1. Prior to the start of construction or remodeling that will create a new building or structure or will <br />change the outside dimensions of any building or structure located in a residential zoning district, <br />six (6) copies of the following data must be furnished to the Zoning Administrator. <br /> <br />1. Existing Improvements. Copies of a site plan drawn to a scale not smaller than one <br />inch equals fifty feet (1" = 50') for the lot upon which the structures will be built or <br />remodeled. Each site plan shall identify the location(s) and size(s) of all existing <br />structures, proposed structures or additions, driveways, sidewalks, parking spaces and <br />Individual Sewage Treatment Systems (ISTS). The dimensions and area calculations of <br />the lot and all building set-back lines shall also be shown. <br /> <br />2. Wetlands and Water Bodies. All wetlands and other water bodies on the property shall <br />be identified and set-back lines to all structures shall be indicated on the site plan. <br /> <br />3. Trees and Landscape. If the proposed construction or remodeling will result in any <br />loss of existing trees or vegetation, a tree inventory and, if necessary, reforestation plan <br />as described in Section 27 shall be provided. A landscape plan shall also be provided <br />indicating existing and proposed vegetation improvements. <br /> <br />4. Plans. Preliminary architectural plans including floor plans and exterior elevations for <br />the proposed construction or remodeling. <br /> <br />5. Sediment and Erosion Control. Identification of all Best Management Practices <br />(BMP) to be employed on the property to provide sediment and erosion control in <br />accordance with Section 22 of this ordinance. <br /> <br />6. Additional Data. Any additional data requested by the Zoning Administrator or Plan <br />Review Commission due to conditions peculiar to the property. <br /> <br />2. Commercial Construction
