Luther Cadillac ProjeaStafP Report April 12, 2022 <br />Gem Lake: Planning Commission Page 6 <br />4) Public Safety and Health <br />The proposed. project. should not have impacts on the. safety or Health of the public, provided the <br />development is built to code and adheres to conditions placed on this CUP. <br />5) Area Aesthetics <br />.The site. is. unique in .that a majority of the site is. not.within the city limits;:.tY ere are no buildings or <br />structures within the Gem Lake side that would add or subtract from the aesthetics of the area. <br />Since the:site. is within the gateway zone; the commission could request additional landscaping or <br />screening if there is concerns with the aesthetics .of the parking lot. <br />6) Economic Impact on the. Entire Area <br />Development of a currently vacant site would result in new.ta.x base for the city.. Development.of <br />the site could potentially spur additional development within the gateway area. <br />7) Consistency with the Comprehensive: Municipal Plan <br />The Comprehensive Plan identifies the gateway.zone as permitting a wide variety of uses, most <br />of which are more mixed -use in nature. Provided that zoning requirements and other municipal <br />ordinances are. met, the proposed project would. he,consistent with.the Comprehensive Plan, as <br />the proposed use of the site by the applicant would not prevent adjacent site. from being <br />developed in accordance with the Comprehensive Plan and the Consolidated Land Use <br />Ordinance. <br />8) Anticipated Duration of the Conditional or Interim Use <br />As a conditional.use, the proposed structure would be intended to be used for a considerable <br />amountof time. <br />Section 17.5.9(B) <br />1) Compliance with all zoning and other regulations as mayotherwise be applicable; <br />Apart from the requested variance, the proposed request is compliant With local zoning <br />requirements., and would be required to comply with. all.other applicable local, State, :or Federal. <br />regulations.
