Evaluation of Conditional Use Permit Application (cont.) <br />5 <br />Zoning Ordinance – Conditional Use Permit Criteria <br />When reviewing a Conditional Use Permit application, the following criteria shall be reviewed and measured <br />by the Planning Commission and City Council (17.5.2.1) based on responses from the applicant: <br />5.Area Aesthetics <br />This criterion is met. Illuminated signage could impact the area aesthetic positively, as the proposed <br />signage would establish a high-quality aesthetic that compliments the existing corridor and building <br />architecture. The view from adjacent properties would not be greatly impacted due to the uses in the <br />area. <br />6.Economic Impact on the Entire Area <br />This criterion is met. Illuminated signage would not be expected to have an economic impact on the <br />entire area. <br />7.Consistency with the Comprehensive Municipal Plan <br />This criterion is met. Illuminated signage is not explicitly mentioned in the 2040 Comprehensive Plan. <br />LED illumination does not contradict any Comprehensive Plan goals. <br />8.Anticipated Duration of the Conditional or Interim Use <br />This criterion is met. There would be no anticipated dissolution of the conditional use. Conditional uses, <br />if discontinued for 6 months, are considered void.
