Evaluation of Conditional Use Permit Application (cont.) <br />5 <br />Zoning Ordinance – Conditional Use Permit Criteria <br />When reviewing a Conditional Use Permit application, the following criteria shall be reviewed and <br />measured by the Planning Commission and City Council (17.5.2.1) based on responses from the <br />applicant: <br />1.Adjacent Uses <br />This criterion is met. The property is adjacent to a State Highway and County Road with additional <br />businesses, a car dealership, other commercial uses including a bank, retail sales and services, <br />restaurant, a wooded area and limited residential multifamily buildings. The proposed illumination <br />does not appear to impact adjacent. <br />2.Air and Water Quality <br />This criterion is met. Illuminated signage would not be expected to impact air and water quality. <br />3.Traffic Generations <br />This criterion is met. The proposed signage does not generate additional traffic but instead <br />enhances safety and circulation by clearly identifying entrances, exits, and service areas. <br />4.Public Safety and Health <br />This criterion is met. Illuminated signage would not be expected to impact public safety and health.
