This project review also includes an ordinance amendment, lot line adjustment application, <br />Zoning Compliance Permit, and a Conditional Use Permit <br /> <br />The following is a description of the Existing Conditions of the subject property and an Outline of the Proposed Project <br />configuration. <br /> <br /> <br />Existing Conditions: <br /> <br />Parcel Identification: 273022430029 <br />Parcel Size: 0.68 Acres <br />Existing Zoning Designation: Neighborhood Center and Gateway & Village Center Mixed Use <br />Proposed Bldg Type Template: Commercial Storage <br />Current Owners: Greg Martz <br />Property Address: 3696 Scheuneman Rd <br /> Gem Lake, MN 55110 <br /> <br />The subject property is located in an existing commercial corridor along Scheuneman Road between Highway 61 <br />and the Burlington Northern Railway Line. It is currently part of the AM-PM Automotive Repair property and is being <br />split off for the project. The area to be split off is a gravel parking area enclosed by chain-link fencing. Access is <br />provided from Scheuneman Road via an existing curb cut and unpaved driveway. <br />
