Conditional Use Permit Request for 3610 Highway 61 North <br />Gem Lake Planning Commission 12/2/2025 <br />November 24, 2025 <br />Page 4 <br /> <br /> <br />This section continues and states that, “Internally illuminated signs are permitted in the Neighborhood Mixed-Use <br />and Neighborhood Center subzones only. Externally lit signs shall use lighting that is directed downward and way <br />from adjacent properties and rights-of-way. Lights used for external illumination shall be shielded or screened <br />from any roadway, and shall not be visible from the roadway or sidewalk.” <br /> <br />The applicant is requesting approval for an internally illuminated signage package, illuminated by “7100K LED <br />illumination” with the freestanding pylon sign containing an accent lighting lens . The applicant states that these <br />are “LED accent lighting that establishes a contemporary, high-quality aesthetic complementing the existing <br />building architecture while meeting city brightness standards.” See Figures 4 and 5 for the site plan drawing <br />showing the proposed signage locations and renderings, respectively, provided by the applicant. <br /> <br /> <br />Figure 4: Site Plan dated February 19, 2025 showing signage locations <br />
