Cluster <br />development will. be .considered to provide for open space <br />retention. .and :more -efficient provision of utilities. <br />5.3 City Planning Area Policies <br />Beyond establishment -of general. land development policies, an <br />additional set. of policies has been established to more clearly <br />delineate the -type of development -which is to be -encouraged within <br />the various "Planning Areas" identified. within the municipal <br />boundaries .of the City of Gem. Lake. The policies listed below are <br />preceded by a brief discussion of existing conditions in each .planning <br />area. <br />5.3.1 Hoffman's Corners "Retail/Servic&§ District <br />The Hoffman's Corner "Retail/Servicesll. planning. area includes all of - <br />the Retail Business (RB) zoned areas near the corner of <br />U.S.. Highway 61 and County Road. E. in the areh of the City of Gem <br />Lake: called Hoffman's Comer.: This :area.currently contains a small <br />retail shopping center;. a .sports equipment sales facility, an <br />automobile. service and parts sales facility, a car wash, a floral. shop. <br />with greenhouses, a fast food restaurant, a small sit-down type. <br />restaura:it, a *bar 'and. some residential structures. There are <br />a,pproximately 10 acres of open land available in this area for retail. <br />development. <br />In response to these. existing conditions, the following specific, <br />policies.for this planning, area shall betas follows: <br />A..
