The re -development of this business district is encouraged, to <br />update and to provide'new retail and service. businesses. <br />E. City water should be extended throughout. all -of this. planning <br />area, as needed New buildings should have provisions for: fire <br />protection sprinklers. Sanitary sewer needs to be extended to any <br />new construction. <br />F. Thoughtful landscaping, including lighting, will be requited to <br />e4hanee the... feeling of a natural environment and integrate the <br />.retail/services ,ise with the residential nature of the community. <br />Atlegst. 20*pereentgreen space must.be preserved in this planning <br />area. Automobile ;raff c -from/.to businesses in this area should be <br />routed to Hoffman Road and. County Road E, or to a, <br />U.S. Highway 61 frontage road that might be developed in this. <br />area, not directly to U.S. Highway 61. <br />I. The City of Gem Lake will work with the Minnesota Department. <br />of Transportation and the City of Vadnais Heights in developing <br />a U.S. Highway 61 "frontage road" along the east side of <br />U.S. Highway ..61 connecting .Tloff-mAn Road to Wolters <br />Boulevard.
