5.3.2 Hoffman's Corner "Commercial" District <br />The "Commercial" planning .area includes all of the Geiierai <br />Business lI (GB In zoned areas from Hoffman's Corner north along <br />the eastern side ofSeheuneman Road to U.S. Highway 61. Tlii�;area <br />currently contains automobile oriented businesses, a marine sales and <br />service facility, some storage lots, an enclosed public. --storage facility; <br />a pottery store, an insuran0c office, a gun shop; and some residenti al <br />structures. There are only small parcels of property available in this <br />area for further. development. <br />In response to these existing conditians, the Following specific <br />policies for this planning area shall. be as. follows: <br />A. A phase out of all residential uses in this planning area is <br />encouraged. In the meantime,. strict housing .code enforcement <br />will be employed. <br />B. City water should be.extended throughout all of this area, All new <br />business structures should have: provisions for fire protection <br />sprinklers. All structures in this .planning area should be, <br />connected to the municipal sanitary sewer system. <br />C. The City of Gem Lake. shall discouraga the development of any <br />additional open storage and open, sales or rental. lots in this <br />planning area. <br />D. Adequate off-street parking shall..be.provided for all businesses <br />in this planning area to prevent excessive. on -street parking along. <br />Scheuneman Road. <br />E. Thoughtful landscape; including lighting; will be required to <br />enhance:the feeling of a n grad environment and uitegrate the <br />commercial uses with the residential nature of the:commurrity, Af <br />least 24 percent green space must be preserved in. this planning <br />area. (Any wetlands. in this. area can be considered par(. of this <br />green space.) <br />F. Signage design shall be required as part of the initial site plan <br />process. All sigris in this. planning area sbOuld be: similar.. in. <br />design; consistent.in:appearance and compatible with the natural <br />environment character of the City. <br />5.3.3 JRoffhmn's Colrner "Highway Commercial" District <br />The Hoffaian's Corner "Highway Commercial" planning area. <br />includes all oi`Wt. General Business (GB) zoned areas..near the corner <br />ofU.S. Highway 61 and County Road E.
