The ­existing uses be continued with emphasi$ on keeping top - <br />.quality -structures and salts lots .layouts: This will help to keep an. <br />uncluttered look .to this corner, <br />)K Thoughtful landscaping, including. lighting, will be required to <br />enhance -the feeling of a natural .environment and integrate the- <br />commereial uses with the residential nature of the community. At <br />least 25 percent green space must be preserved in this. planning. <br />area. (any wetlands in this area can be considered part of this <br />green space:) <br />C. City water should be extended to all businesses in this planning. <br />area. Fii-e sprinkling protection is suggestedJn all structures inthis planning area. <br />D. The traffic patterns from these businesses should be designed to <br />keep automobile traffic from -enteringlexiting County Road E <br />immediately adjacent to the intersection with U.S. Highway 61. <br />The entrances to these businesses should be clearly marked, and <br />'the easterly business site be designed so that traffic from the site <br />may enter or exit from Scheuneman Road, as well as from County <br />Road E. <br />E. Signage design shall be. required as part of the initial site plan <br />process. All signs in this planning * area should be similar in <br />design, consistent in, appearance, and.compatible with the natural <br />environment character of the: City. <br />534 "Low Density Business" District <br />The "Low Density Business" area is a unique planning. area in the <br />City of Gem Lake that acts as a- transitional area between the <br />Highway Commercial District at the intersection of County. Road E <br />$gd.U.S. Highway 61 and the large -lot residential planning area (3 <br />acre lots) immediately adjacent to this area. The 12 acres -in this <br />.planning district is currently "opewspace". <br />In response to these existing conditions,. the following specific <br />policies for this planning'area shall be as follows; <br />A,.
