Develop an emergency Preparedness plan with* regard to the water <br />supplx or adopt the, policy of the water supplier. <br />9.0 Housing Plan <br />9.1 Housing Supply <br />The housing.supply. in Gem Lake is ,rather homogeneous: The 1990 <br />census of the population. showed that there were.14-3 .housing units <br />within Gem Lake with..140 of those units being single-family <br />detached. Of those single-fatniIy detached housing-units.*130 of them: <br />were owner occupied, with 10 units being. renter occupied. There <br />werce. also two multiple -family dwelling units within Gem Lake. Both <br />ofthese units were duplexes. <br />The 1900 census showed that only three housing units. were: vacant at. <br />the: time. OnG was for sale, one was. for seasonal recreational or <br />occasional use `and. the third was listed as other vacant. One had been <br />vacant for Iess than two.months, one for two to six months and i the <br />third for six or:more months. <br />The condition of housing: within..Gem Lake is generally good. The. <br />median year in which housing. was built is' 19K. A majority of the <br />housing within .the community was built between 1950. and.1980,. <br />Thirty (30) units were, built prior to .1950; while 25 have keen built <br />since *1980. <br />With a majority of the housing,in Gem Lake being 30 years or more <br />old, maintenance and upkeep is a major concern: The City .should <br />exRlore the possibility of adopting a local housing maintenance code <br />and exploring various' Minnesota Housing Finance Agency (MHFA) <br />Programs: such as rental rehabilitation,.home ownership rehabilitation, <br />and home improvement and energy efficiency local programs: <br />The.median value of housing in Gem Lake in 1990 was $97,100, A <br />majority Of the housing was. between $60,000 and $125,0K .Only <br />five housing units were valued less than 300,000, while there were 33 <br />housing units valued over $125,000 with 1.1 units between.$250,000 <br />and $300,000 and six over $300,009.
