Open sales or rental lots are also permitted uses, subject to the lot <br />being sunf&ced.-or landscaped to control.the dust, and all materials <br />located*ori said lot shall meet front yard -requirements. Should the lot <br />be Iighted, such lights. shall be.so located as not to have a direct <br />source visible from the public right-of-way. Perinitted Oses include <br />model homes and -garage display. <br />Special qse permits are required in :the. &B zone district for service <br />and lightindustries which .manufacture, process, store, and distribute <br />foods and . materials . not likely � �to -create offensive noise, odors; <br />Vibrations, dust; smoke, heat, glare or other objectionable influences <br />and are in general dependent upon -raw materials refined elsewhere; <br />truck and motor freight terminals, and inflammable materials sales <br />and storage. <br />The LD-B zone district is designed to be a transitional zone between <br />other business zones and residential zones. The. permitted uses in the <br />LD-B zone are:business and professional. offices; banks and savings. <br />and loan association offices; churches and synagogues; governmental <br />buildings and libraries; .greenhouses and nurseries; and fruit, <br />vegetable and similar agricultural dispensaries. <br />Special We. permits are. required k1he LD-B zone district forprivate <br />Clubs, including athletic; golf ranges, tennis clubs and the like; <br />research laboratories and offices; nursery or day schools, so long as <br />play area is totally fenced; those uses and structures permitted in.the <br />R-2 zone district; warehouses for small, high value items (e.g., <br />electronic components); essential service structures; and other <br />activities deemed comparable with those allowed in this district. <br />The G-B II zone district allows. essentially the same permitted uses as <br />the G-B zone district. The only additional permitted use in. -the G-B II <br />zone district is business. offices, The G-B II zone district does not. <br />allow ]umber yards br oRen sale lots as permitted uses. <br />The G-B II zone district has much more restrictive special uses than <br />the . zone district. The uses that require a special use permit in the <br />G-B II zone district are essential service structures; commercial <br />recreation such as bowling alleys, miniature. golf coWes, archery <br />ranges, and trampoline..centers; dwellings for watchman and family; <br />open sales (or rental):lots; and open storage lots. <br />The City 'should: consider the following actions regarding. the Gem. <br />Lake Zoning Regulations; <br />12.1.1 The development.of a Recreational Zone District to be applied to the. <br />golf course property; The new district should allow for the present use. <br />and be. expanded to allow.'other similar recreational uses.
