SECTI6N 5 -'1RE" SINGLE FAMILY ESTATE RESIDENTIAL DISTRICT <br />Theminimum lot size in the "RE" zoning district is five (5) acres, but most of the existing `estates' are located on land parcels <br />much larger than five (5) acres. All but onc.of the parcels mappcd as "estate" are:built upon:and arc not expected. to be subdivided <br />or re -developed in the near future. This five (5) acre minimum lot size plan allows for land transfers from the leas t.dens e.IAnd <br />category to it classification that allows for denser development. However, it is important to note that the Gem Lake <br />Comprehensive plan does. ttot project or assume any ifnznediate change in the existing patternof. development on. these <br />properties. <br />1f, .in the future, this.land is sub -divided, it would be is possible to include "1L5" development. along the -perimeter thoroughfares <br />of the "RE" area. =o provide diversity of: housing. <br />Principal.and accessory.buildings should lie located so as to allow for possible future.subdivisiotr to "RX" Ur."R5"lots: fn i)rder <br />to maxim.ixe the efficiency of roads and municipal services, master planning, clustering or similar and use..concepts should be <br />used when sub -dividing "RE" zoned land to maximize beiMfits. LVichin any "RE" Zoned Residential Use District; no structures or land shall be usedxxae t for one <br />(1) or more of the following uses: <br />5.1,1.
