5 Hillary Farm Outbuilding CUP Request <br />■ As per my conversation with Tom Riedesel - this outbuilding building <br />permit request requires. a CUP due to the fact it will technically register <br />as a. second .outbuilding. It also creates a combination of outbuildings <br />exceeding 1000 sq. ft. on my property. <br />• When my wife and l bought our house. in 2007 it only sat on Lot #1 of <br />Hillary Farm. This Lot had an. existing outbuilding (1955 Vintage screen/ <br />pool house). We decided to restore and maintairn the pool house as we <br />feel it is an architecturally significant part of the original Hillary Farm <br />estate. This. would register as our first outbuilding and has a foundation <br />.size. of approximately 12' x 35. <br />• in .2.012 we purchased the adjacent vacant Lot 910 from the Hillary Farm <br />developer. We then combined. this Lot with. Lot #1 so that our .hous.e <br />parcel now encompasses 9.5 acres between the two lots. <br />• The new outbuilding will sit on Lot #10. But because we have combined <br />Lot #1 and Lot #1❑ we run into the, second outbuilding provision 110g0 <br />sq. ft. max restriction due to the existing pool house. It should be noted <br />Lot #10 was intended to have, a single family home and garage built on it. <br />By comparison our outbuilding building, if.permitted, will only have a <br />footprint:of 24' x .36' with. a. conforming 15' ridge height on this 3+ acre <br />lot. <br />• The proposed outbuilding has been designed to match the appearance of <br />the main house and pool house appearance (painted cedar shake exterior <br />walls, white trim, grey architectural shingles). The design also conforms <br />to the HOA requirements, and has received HOA preliminary approval <br />contingent on City Approval.. <br />• The purpose ❑f the outbuilding will be for storage of property <br />maintenance equipment (tractor and implements). As well as provide <br />storage for gardening equipment for an adjacent vegetable garden. <br />• The current primary garage is considered an attached structure as it has <br />a full connecting foundation and roof. It does not qualify as a detached <br />stricture by city ordinances. <br />• Due to terrain changes and trees the pool hause.will.not be Visible from <br />the outbuilding (and vice versa). As such, this second outbuilding should <br />not create a visual impact of building density in our opinion.. <br />
