The proposal meets the City’s criteria for Conditional Use Permits as <br />follows: <br /> <br />1. Adjacent Uses <br />The signage program has been designed to integrate harmoniously with adjacent commercial <br />properties along Highway 61. The modern aluminum and metallic finishes complement surrounding <br />automotive and retail developments, while careful control of scale and illumination ensures <br />compatibility with neighboring land uses and minimal impact on the surrounding area. <br /> <br />2. Air and Water Quality <br />All signs will be fabricated from durable aluminum composite materials (ACM) and installed using <br />methods that avoid soil disturbance or runoff. No by-products, emissions, or pollutants will result <br />from the signage installation or operation. LED illumination offers long lifespan and energy efficiency, <br />further minimizing environmental impact. <br /> <br />3. Traffic Generation <br />The proposed signage does not generate additional traffic but instead enhances safety and <br />circulation by clearly identifying entrances, exits, and service areas. Improved visibility and wayfinding <br />reduce confusion for motorists and pedestrians accessing the dealership. <br /> <br />4. Public Safety and Health <br />All signs are positioned and illuminated to maintain safe sightlines for vehicles and pedestrians. The <br />white LED lighting meets city brightness standards, reducing glare and distraction. Electrical work will <br />be completed to code, and structural supports will comply with all applicable safety requirements. <br /> <br />
