The <br />building type and use are not among the building types and uses allowed in the Gateway District. In relation to the <br />new building type proposed, Outdoor Storage needs to be included in Figure 17: Building Use Matrix: <br />Commercial-Use Buildings and Lots as a Conditional Use to accommodate both the new use and building type. <br /> <br />A Zoning Compliance Permit application is required for redevelopment projects within the Gateway District to <br />confirm the proposed use of a Commercial Storage building complies with all applicable standards. <br />Section 9, Gateway ā€œGā€ District, subsection 10 states that there shall be no outdoor storage without a Conditional <br />Use Permit. The applicant requests a Conditional Use Permit to establish outdoor storage, in relation to the <br />Commercial Storage use, for the purposes of storing dumpsters. <br />
