Northwest Development Area This area comprises most of the City <br />located north of Goose Lake Road. At present; tfiis: area is partially <br />developed with medium to low costresideAtial structures. There are. <br />some relatively undeveloped platted lands, and several undeveloped, <br />lots. <br />The following policies are developed to guide development -.in this. <br />area: <br />1. Moderately low density residential development (one acre) is. <br />encouraged. <br />2. Sewer and water facilities should be extended to, thin area as. <br />needed. <br />Central Development Area. This is the lamest development area <br />within Gem Lake. It is located north of County Road E, east of <br />Labore Roadi south of Goose Lake load, and southwest. of the <br />northeast development. area. Most:o£.the uncommitted land in the <br />City.lies within this development:area. A developed subdivision is. <br />located in the southwesternportion.of the area, An additional large <br />amount of relatively uncommitted landsare located north of County <br />Road E and east of "Gene Lake." Lying principallyhorth and west <br />4 "Gem Lake" are residential. structures on large lots. Overall, <br />residential development quality in this area is very high. Lying at <br />the center of this development district -is Gem Lake (water body) and <br />its attendant. wetland areas. This area is environmentally very <br />attractive with a substantial amount of. native. vegetation and <br />wildlife. The property -just to the southeast Of the development area. <br />is commercial.in use. The LBD Zone district could be used to buffer <br />the residential areas from the commercial areas. <br />The following policies are proposed for-this:developxnent area: <br />1. Encouragement of very low deity (three acre lot Minimum) <br />residential development. -to maintain thw high. quality natural <br />environmental features of the area. <br />2. Use.of ,the LBD Zone district as a transitional zone between the <br />Very low density development and commercial development. <br />I Very strict:development controls adjacent to Gem Lake and its <br />attendant wetland areas (including grading, vegetation. removal, <br />and introductiQn.of-extensive impervious surfaces). <br />4.
