Birkeland IUP Staff Report November 17, 2021 <br />Gem Lake City Council Page 2 <br />PROPERTY INFORMATION <br />Property Information <br />The subject parcel is an irregularly shaped parcel located at the southern edge of the city, near the <br />intersection of US Highway 61 and County Road E East. The parcel is 0.63 acres in size, Apart from a <br />driveway used by the house to the north,. it is vacant. The owner of the parcel also owns the parcels to the <br />north (3542), east (3550), and south (3.5.24), as well as a parcel across the street; (3655).. <br />Figure 1: Aerial of subject parcel (3540), and sumlur ding pwcels <br />EVALUATION OF REQUEST <br />Consolidated Land Use Ordinance Requirements <br />The proposal would be for a *parking lot. As such, requirements for parking lots would apply, Section 20 of <br />the or..4Unance covers -off street parking. The section notes the .minimum size of parking stalls is to be 9 <br />feet wide by 20 feet in depth; the proposed.stalls show o'depth of.18 feet. The section also notes <br />requirements for a bumper curb between the parking lot and -the side and`front lot lines. Fencing is also <br />required along property lines if parking abuts a. residence; in this.case a fence 6 feet.in height would be <br />required along the property line to the south. <br />
