Water quality could be. <br />impacted if drainage is not properly addressed in the design of the lot. <br />3) Traffic Generations <br />The use of the site would. be for storage of vehicles, so traffic generation would not be an issue. <br />4) Public Safety and Health <br />There could be potential. safety issues with the proposed parking lot being connected to the current <br />parking of the house to the north.. As such, no sales should be conducted on the site so as to not create <br />issues with traffic and CarFit customers accessing the site. <br />5) Area Aesthetics <br />Other lots nearby have off-street parking, so the addition of more parking may not stand out. Given.the <br />intent of the Gateway zone, the City will wantto ensure the site use and design reflects the purpose and <br />intent,of the zoning district. <br />6) Economic impact on the. Entire Area <br />A parking lot may result to additional property.taxes and business than the current use of the lot being <br />vacant. <br />7) Consistency with the Comprehensive. Municipal Plan, and <br />The area is guided for mixed -use development in the future. The site, along with neighboring lots., could <br />be redeveloped into mixed -use development in the future. As an interim use, the proposed.parking lot <br />could give way to new development when market cond itio ns change. <br />8) Anticipated Duration of the Conditional or Interim Use <br />Interim uses can be issued for.up to five years; if approving the city would need to determine if on IUP <br />would be approved for five years or less.: Upon expiration of the permit, the use would cease, or the <br />applicant would have to. obtain. another IUP. The Planning Commission recommended a time limit of five <br />years, <br />Below is the standards in Section 17.x.x in italics, with the Planner's findings following. <br />B) New Uses. Shall conform as follows <br />1) Compliance with all zoning and other regulations as may otherwise be applicable; <br />The. applicant will have to ensure plans meet applicable city requirements prior to receiving <br />building permits from the city. <br />2) The date or the event that will terminate the use can be identified with certainty; <br />The city should determine a date of termination if the request is approved.. The applicant did not <br />indicate a termination date in the application or plans; the Planning Commission recommended a <br />time limit of five years. <br />3) The existence of the Conditional or interim Use will not impose additional costs on the public if <br />if becomes necessary for the public to take the property in the future; <br />
