<br />City of Gem Lake Comprehensive Plan GEMLK 140643 <br />Page 41 <br />• Municipal water should be extended into this planning area, as feasible. <br />• Natural buffers of plants, trees or berms are encouraged in areas that border <br />business and commercial zones in White Bear Lake or Vadnais Heights. <br />• Housing maintenance rules shall be strictly followed to keep existing homes is <br />good repair. <br />5.10.8 Park, Recreational, and Preservation Planning Area <br />An 18-hole golf course is presently located in the Single Family Executive planning area. <br />The private golf course (Gem Lake Hills Golf Course) now provides the only semi-public <br />open space in the City of Gem Lake and substantially enhances the feeling of open <br />space and natural environment treasured by the residents of the City. <br />In response to these existing conditions, the following specific policies for this planning <br />area are offered: <br />• Continued maintenance shall be required, under a conditional use permit, for the <br />grounds and structures located on the golf course, to maintain its high quality <br />natural environment. <br />• Golf courses shall be retained, as a lawful conditional use, in residential areas <br />under city zoning codes. The land of the golf course shall be mapped into one or <br />more residential zones base on compatibility with adjacent lands and prevailing <br />conditions when and if development occurs. <br />• The City of Gem Lake shall continue to explore options for acquiring true public <br />open or preservation areas, focusing on land which directly impacts the water <br />quality of Gem Lake itself. <br /> <br />
