I. Shoreline protection for the water body called Gem Lake, and its attendant <br />wetlands, must be strictly enforced. <br />J. Housing maintenance rules shall be strictly followed to keep existing estate <br />homes is good repair. <br />Single Family Executive Planning Area <br />This planning area comprises the following parts of the City: <br />1. The housing development bordered by County Road E and Labore Road, and <br />served by City maintained Big Fox Road and Little Fox Lane; <br />2. The area called "Hunters Run," served by the private road called Hunters Run <br />Road and the private road running north from County Road E, which is owned by <br />the South Road Owners Association; <br />3. Lots north of County Road E, and served by the private road owned by the South <br />Road Owners Association; and <br />4. Homes in the development called "Hillary Farm," located just west of <br />Scheuneman Road, and served by the private road called Hillary Farm Lane. <br />Some of these areas have lots that are larger than 2 to 3 acres in size but contain moderate <br />cost single family homes. <br />In response to these existing conditions, the following specific policies for this planning <br />area have been established: <br />A. The continuation of moderately low density residential development (at least <br />2+ acres in size) continues to be encouraged in this planning area. <br />B. If further lots are added in this area, master planning, clustering and other <br />similar concepts should be used to maximize efficiency of services, such as <br />municipal water and sanitary sewer. <br />C. Engineered storm water collection/settling areas and discharge rate controls <br />will be required before storm water is allowed to leave this area. <br />D. If sanitary sewer service is not available, executive lots must be of a large <br />enough buildable size to support a well and an ISTS system, as well as space <br />for a complete backup ISTS system. <br />City of Gem Lake Comprehensive Plan I page 5-22 <br />
