9.0 Housing Plan <br />Housing Supply <br />The housing supply in Gem Lake is rather homogeneous. <br />The 2000 census of the population showed that there were <br />145 housing units within Gem Lake, with 139 of those units <br />classified as "single-family detached." Of those single- <br />family detached housing units, 130 of them were owner - <br />occupied, and nine were renter -occupied. There were also <br />two multiple -family dwelling units within Gem Lake. Both <br />of these units were duplexes. The 2000 US Census showed <br />that only six housing units were vacant at that time. <br />The condition of housing within Gem Lake is generally <br />good. Over half the homes in Gem Lake have been built <br />since 1970. A majority of the housing within the <br />community was built between 1970 and 1989. A total of 68 <br />units were built prior to 1970, while 12 have been built <br />since 1990, according to US Census Data. <br />The median value of housing in Gem Lake in 2000 was <br />$159,600. A majority of the housing was valued between <br />$100,000 and $149,000.Only 17 housing units were valued <br />less than $100,000, while there were 21 housing units <br />valued over $300,000. Two units were valued between <br />$500,000 and $1,000,000. The median gross rent in Gem <br />Lake in 2000 was $813 per month. <br />The 2000 census shows that there are 419 persons and 139 <br />households in Gem Lake, for an average of 3.01 persons <br />per household. This compares to 3.14 in 1990. Due to an <br />aging population, smaller households have become a <br />national trend. <br />The median household income in 2000 for Gem Lake was <br />$64,167. Median family income was $82,909. That <br />compares to $41,994 and $50,046 respectively to the <br />United States. <br />Supply and types of housing in the City of Gem Lake are <br />limited. Few are vacant or available and almost all of the <br />housing stock is classified as single family detached. <br />Virtually nothing in the way of multiple family buildings, <br />(other than two duplex units) senior or planned affordable <br />housing currently exists. <br />More diverse housing options currently exist within the <br />neighboring communities of Vadnais Heights, White Bear <br />Lake, and White Bear Township.
