The building footprint is the area occupied by the horizontal projection of the building's first. <br />floor,. cxcluding .the floor area of attached garages and porches: or decks: built as allowed :encroachments into <br />setbacks.. Within. the building envelope defined in the Building Type: Template, the horizontal .projection of <br />upper: floors -nay not extend more than ten feet in any direction over the footprint, except for: portions of the <br />upper floor built -directly over an attached. garage. <br />F): Mass, Ratio. When used on a Building Type. Whcn iultiple use <br />categories ate stated as alternatives (such. as "office. or.resid"ential") the floor may only.be assigned one category <br />of use, atthe discretion of the owner or occupant of the building. Building Type Templates may also contain <br />specific exclusions or limitations whiclrmodifythe applicationof a use category to the particular building. The <br />categorical terms are defined as follows: <br />Residential - P.rem ses. for long-term human dwelling. <br />Office - Non -resider ztial.pz..emiscs used for.admvustsative, clerical, professional or similar activities. office as <br />used in. this section includes:: medical and dental offices :used by five (5) or fewer medical principals (doctor, <br />dentist, chiropractor -or similat. professional). <br />Retail Premises for the.sale of merchandise and food sc*cer Far purposes of this Section, banks with tellet <br />service are considered "retail" instead of "office." Athletic clubs and fitness centers that ate not the primary <br />use of the .building space . axe. considered a "retail" .use.
